PROJECT DESCRIPTION
The Dudley Residences are mid-rise residential redevelopment within the metropolitan limits of Birmingham, integrating 131 residential units with limited street-level commercial frontage to activate the urban edge. The scheme capitalises on the site’s natural topography and adjacency to the Birmingham Canal to establish a distinctive residential environment with contextual architectural expression and functional efficiency.

- Reassessment of Site Orientation and Connectivity
A design review identified the rear frontage along Waterway Drive, previously disconnected by a retaining wall and level change, as a high-value interface.
Establishing a physical and visual linkage to this frontage integrates the project with an upmarket residential precinct and heritage landscape, enhancing urban legibility, accessibility, and property value uplift.
- Product Rationalisation and Unit Standardisation
The residential mix of 1, 2 and 3-bedroom apartments was retained but recalibrated through regional market benchmarking. Unit typologies were standardised for efficiency, optimising NIA to GFA ratios and aligning internal component sizing (living, kitchen, service cores) with local absorption trends.
The 1-bedroom unit, representing the highest market demand, was prioritised to maximise revenue yield per square foot.
- Phased Development Strategy
The revised masterplan enables modular phasing to facilitate sequential construction, early cashflow generation, and risk containment. This approach allows market-responsive delivery while synchronising with infrastructure availability and funding tranches.
- Optimised Unit Orientation and View Corridors
Each residential cluster was reoriented to capture views towards landscaped courtyards and canal-side greenways, enhancing environmental performance, daylighting, and sale value differentiation across unit types.
